Buying a Flat in Kalyan: Location, Metro and RERA Checks
Kalyan, in Thane district, has become one of the most talked about places to buy a home in the Mumbai Metropolitan Region. Prices are usually lower than in Mumbai or Thane, and new rail and metro links are planned. But buying a home is a big decision, and builder adverts do not tell the whole story. This neutral guide explains what to know before buying flats in Kalyan: the area, transport, how to check a project on MahaRERA, the real costs and common red flags.

Where Is Kalyan?
Kalyan is a city on the Ulhas river, about 50 km northeast of south Mumbai. It is not part of Mumbai city itself. Together with Dombivli and nearby villages it forms the Kalyan Dombivli Municipal Corporation, set up in 1983, which had about 12.5 lakh people at the 2011 census and has grown fast since.
Kalyan is one of the oldest towns in the region. It was an ancient port, and the Durgadi fort and old temples and mosques show its long past. Today it is a busy commercial town with markets, schools, hospitals and large new housing projects on its edges.
Why Buyers Look at Flats in Kalyan
Rail connections
Kalyan Junction is one of the busiest stations on the Central Railway. It is where the suburban line splits towards Kasara and Karjat, and many long distance trains stop here. Fast local trains reach Thane and Dadar, and commuters can travel on to central and south Mumbai.
Price compared with Mumbai and Thane
Homes in Kalyan generally cost less per square foot than in Mumbai or central Thane. That lets families buy a larger flat for the same budget, which is one reason first time buyers look here. Prices vary widely by locality, project and builder, so compare several projects rather than relying on one advert.
Planned infrastructure
Several projects are expected to improve travel. The most important is Mumbai Metro Line 5, which will link Thane, Bhiwandi and Kalyan. Road upgrades and the new Navi Mumbai International Airport, which opened for commercial flights in late 2025, may also improve access to the wider region.
Metro Line 5: What Is Actually Planned
Builder brochures often speak of the metro as if it is ready. The real picture in October 2026 is more mixed:
- Phase 1 runs about 11.9 km from Balkum in Thane to Dhamankar Naka in Bhiwandi, with six stations. It was targeted for around December 2026, though reports say it could slip into 2027.
- Phase 2 from Bhiwandi to Durgadi in Kalyan, about 10.5 km, was realigned. The central government approved the revised plan, along with a new branch called Line 5A, on 28 August 2026.
- Line 5A will extend towards Ulhasnagar and connect with Metro Line 12 at Kalyan.
- The full network of about 34 km is now targeted for 2030 to 2031.
In short, the metro will help Kalyan, but most of it is still years away. Do not pay a premium for a project only because of a metro station that is not yet built.
How to Check a Project on MahaRERA
Since 2017, every housing project above a small size in Maharashtra must register with MahaRERA, the state’s real estate regulator, under the Real Estate (Regulation and Development) Act, 2016. Before you pay any booking amount, look up the project’s RERA number on the MahaRERA website and check:
- The promised completion date, and whether it has already been extended.
- How many flats have been booked so far.
- Approved plans, the number of floors and the carpet area of your flat.
- Quarterly progress updates and any complaints or court cases.
- Details of the land owner, promoter and bank account.
Delays are common, even with large and well known developers. For example, MahaRERA filings for one phase of Mahindra Happinest Kalyan, the project promoted in the old version of this post, show its completion date was revised from April 2026 to December 2028. This is not unusual in the market, but buyers need to plan for it, especially if they are paying rent and a loan at the same time.
Your Rights Under RERA
- Developers must keep 70 percent of buyers’ money in a separate bank account for that project.
- Prices must be based on carpet area, the usable floor area inside the walls.
- If the builder delays possession, you can claim interest or a refund through MahaRERA.
- Structural defects reported within five years of possession must be fixed by the builder free of charge.

The Real Cost of Buying a Flat
The price in the advert is rarely the full amount you will pay. Budget for:
- Stamp duty and registration charged by the state, which add several percent to the agreement value.
- GST on under construction flats, usually 5 percent, or 1 percent for homes that count as affordable. Ready flats with a completion certificate do not attract GST.
- Parking, club and maintenance charges, often collected in advance.
- Legal fees, interiors and moving costs.
Home Loans
Most buyers take a home loan. Compare interest rates, processing fees and whether the rate is linked to the repo rate. Get a loan approved in principle before booking so you know your real budget. For under construction flats, banks usually release money in stages as work progresses, and you pay interest on the amount released. Read our guide to home loan interest rates for the basics.
Ready Flat or Under Construction?
A ready flat lets you see exactly what you are buying, move in quickly and avoid GST. An under construction flat can cost less and may offer easier payment plans, but carries the risk of delay. Some phases of large projects in Kalyan are already complete, while others are years from handover, so check the status of the exact building you are buying in.
Living in Kalyan: Things to Consider
- Commute: Peak hour trains to Mumbai are very crowded. Try the trip at rush hour before you buy.
- Water and power: Ask residents in nearby buildings about water supply and power cuts.
- Flooding: Some low lying areas near the river and creeks flood in heavy monsoon rain.
- Schools and hospitals: Check distances to good schools and hospitals. For ideas on schools in the region, see our list of top schools in Mumbai.
- Developer track record: Look at past projects and how on time they were. Our overview of real estate builders in India is a starting point.
Documents to Ask the Builder For
A genuine developer will share key papers without fuss. Ask for the RERA registration certificate, the commencement certificate from the municipal corporation, approved building plans, the title report on the land and a draft of the agreement for sale. For a ready flat, also ask for the occupancy certificate. If you are unsure what any document means, have a property lawyer read it before you pay. A few thousand rupees spent on legal checks can save you from losing lakhs later.
After You Get Possession
Your work does not end when you receive the keys. Inspect the flat carefully and list every defect in writing. Make sure the housing society is formed and that the builder transfers the land and building to the society, a step called conveyance. Update your address for electricity, water and property tax bills in your own name. Keep the original agreement, receipts and loan papers safely, as you will need them if you ever sell or rent the flat.
Red Flags to Watch For
- No RERA number on adverts or brochures.
- Pressure to pay a booking amount on the same day.
- Promises of guaranteed returns or fixed price rises.
- Large cash payments or deals that skip the written agreement.
- Possession dates in adverts that do not match MahaRERA records.
Visit the site more than once, on a weekday and a weekend, and talk to people already living nearby.
Keep copies of every receipt, letter and email from the builder in one safe place.
What We Changed From the Old Post
The old post was an advert for one developer’s project. It called Kalyan “a place in Mumbai” and claimed a 26 percent price rise potential without any source. We removed the sales language and unsupported claims and rewrote it as a neutral guide for buyers, with updated facts on Metro Line 5, MahaRERA checks, buyer rights, costs and risks.
